Rental Requirements
  • Each applicant must complete and sign an application. Application fee is $55 per application. Application includes credit inquiry.
  • Applicant must have a 600 credit score or higher.
  • Applicant must have sufficient and stable sources of income, equal to at least 3x the monthly rent.
  • Applicant must have no criminal record or prior evictions.
  • Occupancy is based on the number of bedrooms per
  • We strongly encourage all applicants to see the property themselves in-person if possible.
  • Pets are allowed at our properties. Pet rent varies on location.
  • If a cosigner is required (due to low credit or insufficient rental history), the cosigner will be required to meet all above rental requirements.

If all requirements are met, the typical move in fees include: First month’s rent, last month’s rent, and 1 month’s security deposit- 3x the monthly rent.

Rent Payment Methods

Rent payment can be made through AppFolio Online Portal or by check delivered in-person at 100 S. Broad St, Unit 934, Philadelphia, PA 19110 on the exact rent due date.

Moving Procedures

Our leasing office will coordinate key/passcoode delivery with tenant before move-in.

For properties where tenants are required to turn on electricity, you will need to call PECO at 1-800-494-4000 or set it up online: https://www.peco.com/MyAccount/MyService/Pages/StartStopMove.aspx

For properties where tenants are required to turn on gas, you will need to call PGW or follow this link: http://www.pgworks.com/turn-service-on

Tenant is required to take out all trash left from move-in process.

Our leasing office will coordinate key/passcode return with tenant before move-out.

Maintenance Requests

Please submit all maintenance requests via AppFolio Portal. 

Below are maintenance tips to keep your home in strong condition:

  • Take out trash regularly on properties trash schedule.
  • Use caution in the kitchen. Never leave open flame unattended.
  • Keep dryer exhaust vents free of blockages and clean the lint screen regularly.
  • Place space heaters at least 3 feet away from anything that can burn.
  • Make sure all electric and extension cords are in good condition before use.
  • Toilet leaks can be detected when the valve constantly emits a hissing or gurgling sound. Please let management know immediately if you think you have a toilet leak, or any other leak.

Winter Information

It is the responsibility of the renter to weatherize his/her home and keep the water running inside the building during cold weather. Tenants are responsible for leaving water running between hot and cold at a very slow trickle in cold weather (below freezing), in order to prevent frozen pipes, and will be liable for cost to repair any frozen pipes and/or to restore water service.

Single Family Properties: All residents living in single family houses are responsible for their own snow and ice removal
